60 acres of possibility
White Rock Masterplan
Los Alamos County selected Dekker to create a masterplan for a 60-acre tract in White Rock, New Mexico. The tract was a vacant parcel of land adjacent to State Road 4. Working with County staff and a steering committee, Dekker created a land use plan that included a range of housing types, commercial and office development. The mix of land uses was based upon a market study conducted by Economic and Planning Systems (EPS) to determine what mix of uses would be viable for the development. The zoning for the site was based upon a new mixed-use planned development zoning category for the County. Dekker organized and hosted three community meetings and conducted extensive interviews with community members. The overall masterplan, including design standards and a market analysis, was approved by the County in 2012.
