As a workforce housing demonstration project, Downtown @ 700 2nd establishes a higher standard for green and sustainably designed mixed income and mixed use housing for New Mexico. The project celebrates a wide range of sustainable design features that reduce utility costs and provide a rare housing opportunity for a workforce that often cannot afford to live in a city's downtown core.

Sustainable principles include a roof-top array of solar panels for hot-water and space heating, cisterns for roof water collection, a gray-water reuse system, low-emitting materials, and drought tolerant plants. The four-story, urban sited building also cradles an internal courtyard. This outdoor space offers residents opportunities to grow their own food in a community garden and provides space for social gatherings.

A vertical mix of uses separates the ground level office, cafe, and gathering spaces from the upper housing floors. Focused on single resident occupancy, each apartment includes a sleeping area, bath, kitchenette, and desk space. Additionally, each residential floor provides a laundry room and resident lounge.
